Our Team

Phoenix Properties, LLC was founded in 1982. The firm provides management and leasing of retail and office properties, conventional multi-family, as well as affordable housing communities of behalf of investors, partnerships and non-profit housing organizations. Phoenix Properties currently manages a portfolio of 2,284 units of multi-family and 250,000 square feet of commercial and retail space throughout Michigan.

Phoenix Properties was originally founded as a "captive" service firm that provided day-to-day management and leasing services for five properties owned by a related entity. Once the company developed the infrastructure to manage its core business, it expanded its target market to offer professional real estate services to third-party corporate, institutional and individual investors.

The principal partners in the firm are Gregory A. Taylor, CCIM, Alan L. Sylvester, CPM and Lisa M. Willcutt, CPM. Phoenix Properties is an Accredited Management Organization, having most recently completed reaccreditation of the company in 2009.

Alan L. Sylvester, CPM®, is a principal of Phoenix Properties, LLC in Kalamazoo, Michigan. Phoenix Properties is responsible for the management and leasing of multi-family and commercial properties throughout Michigan.

Sylvester has more than thirty years' experience managing, leasing and directing operations for partnerships, individual owners and institutions. As a principal of Phoenix Properties, he is responsible for all aspects of management, leasing and client services for a portfolio valued in excess of $150 million in more than 2,000 units of multi-family housing and a quarter-million square feet of professional office and retail space.

Sylvester and Phoenix Properties are members of the National Apartment Association, the Property Management Association and the Institute of Real Estate Management (IREM). He has been a Certified Property Manager since 1986 and responsible for maintaining the Accredited Management Organization designation for Phoenix Properties. The firm most recently completed its reaccreditation in 2009.

Greg Taylor, CCIM is a principal for Phoenix Properties. He has over twenty-five years of experience in the ownership, development, management and leasing of commercial / investment real estate.

In 1991, Taylor joined National City Corporation (currently PNC) as the Manager of Real Estate Transactions for the bank. He had responsibility for managing commercial real estate transactions in Illinois, Indiana, Florida and most particularly Michigan. In June, 1998, Taylor joined Phoenix Properties and in 1999 he became a partner in the firm.

Taylor's work involves the acquisition, disposition, development and related activities for Phoenix Properties and its select clients. These projects have included multiple commercial projects and several luxury student housing developments; many from the conceptual design phase, through the construction, lease-up period, and eventual disposition of the properties.

Lisa Willcutt has been a property manager with Phoenix Properties since 1995. Her primary focus has been the firm's affordable housing portfolio, which includes Section 8, Section 202/8 and Section 811 PRAC properties. She holds a real estate sales license and is a Certified Property Manager.

Willcutt has worked successfully within a number of HUD financing programs including Mark to Market, Green Retrofit Program and refinancing for Section 236, 202 and 221 d.3. financed housing. Additionally, she has served as housing consultant for Section 811 new construction grants and is currently undertaking a project which involves Mark to Market restructuring with Low Income Housing Tax Credit equity.

Willcutt has completed the Leadership Kalamazoo Program and serves on its nominating committee. She is Vice President of the company and became a principal in 2012.

Jessica Wressel has worked in property management since 1993 having joined Phoenix Properties in 1995. She holds a Michigan real estate sales license, as well as Certified Apartment Manager, Certified Apartment Portfolio Supervisor and Certified Property Manager designations. Ms. Wressel is currently the president of the Property Management Association of Michigan where she serves on the Legislative Affairs Committee.

Wressel currently manages the Phoenix Properties conventional multi-family portfolio which involves all aspects of property management, leasing and administration for apartments throughout Michigan. This portfolio, valued at over $50 million, is comprised of 1,500 units in eleven properties. She has been instrumental in policy development as well as preparation and coordination of the Phoenix Properties leasing and training program used for the company workforce of 84 employees throughout the state of Michigan.

 

Amy L. Avis

Amy Avis has served as the Director of Accounting for Phoenix Properties, LLC in Kalamazoo, Michigan since 2006. She manages the accounting for the Phoenix Properties' conventional multi-family and commercial property portfolios.

Avis is responsible for the monthly financial reporting to clients, as well as monitoring and forecasting their cash flow needs. She manages all accounts receivable and payable activity for Phoenix Properties and is responsible for reconciling the payroll activity for the entire management portfolio.

Avis has earned her Bachelor's Degree in Accountancy from Western Michigan University and has twenty one years of experience in accounting for manufacturing, payroll, tax preparation and small business. Previously she served in the role of controller and accounting director for manufacturing and technology firms based in Kalamazoo.

 

Tracy L. Labadie

Tracy Labadie has served as the Assistant Director of Accounting for Phoenix Properties, LLC in Kalamazoo, Michigan since 2009. She manages the accounting for 1,535 units of the Phoenix Properties' affordable housing (including Section 8, Section 202/8, and Section 811 PRAC) and conventional multi-family housing.

Labadie is responsible for the monthly financial reporting to non-profit housing corporate boards of directors, the U.S. Department of Housing and Urban Development and private owners of investment real estate. She is responsible for the completion of timely and accurate audits of the affordable housing portfolio and ensuring compliance with all HUD regulations. She has worked successfully to manage cash flow and to assist management with decision making.

Labadie has earned a Masters Degree in Applied Science of Accountancy from Western Michigan University and has 14 years of experience in accounting for manufacturing, audit services, tax preparation, payroll, bookkeeping and small business consulting.

Brad Lueth joined Phoenix Properties in December, 2010 as Director of Leasing & Acquisitions. Lueth is originally from the Kalamazoo area and graduated from Portage Central High School in 2004.

While studying Business and Real Estate at Western Michigan University, Lueth completed an internship with Phoenix Properties during the 2006–07 school year. Upon graduation, he relocated to Charlotte, North Carolina to work as an Association Manager with Duvall Investment Group, managing condominium associations. Two of these associations were multi-use properties with retail and commercial space to go along with the residential units.

Lueth is now back in Kalamazoo working with Phoenix Properties, eager to learn and grow with the company.
